Top Reasons Why You Need a Land Surveyor for Your Pre-Construction Project

About Me
How to Increase the Size of Your Home

The moment my husband and I stepped into our house, we fell in love with the place. However, after we had lived in the property for a few months, we noticed that it didn't have enough living space. We sat down one day and worked out an improved layout for our home that would increase the amount of space available to us. We called in some contractors to complete the work and we are really pleased with how it turned out. I decided to start this blog to share our home construction journey with anyone who is considering enlarging their home.

Top Reasons Why You Need a Land Surveyor for Your Pre-Construction Project

The importance of a land survey process is little understood, especially when handling construction projects. You may end up in a ditch of trouble if you do construction on land that has not been surveyed to determine the boundaries. The worst-case scenario is having to demolish the entire structure just because you overlooked the role of a land surveyor.

Besides construction, there are many other activities that may need you to invite a land surveyor. Here are a few of them.

Home Extension

Your original home may be sitting on well-surveyed land. However, this does not guarantee that when extending it to give room for more space, you do not need a surveyor. If you plan to do this, make sure to engage your land surveyor before the outset designer implements the actual extension plan.

In most cases, you'll need to reach out to a feature and level survey or a title re-establishment surveyor to complete the process.

Fence Erection

Erecting a fence on your property is one of the most sensitive issues as far as a land survey is concerned. You shouldn't assume that your boundaries are clear and proceed to put it up. Regardless of how much it costs, be safe and invite a title re-establishment surveyor to confirm that the boundaries are clear.

You may consider doing away with title pegs if you recently purchased a new home.

Land Subdivision

Just like extending your home, the process must begin with an already existing conditioned land survey. Basically, you need to have your land surveyor show the council and designer the restraints and opportunities that exist on the land. When it is made clear, you can then proceed to divide and demarcate your land appropriately.

Solving Boundary Disputes with Neighbours and Family

Getting a solution for land disputes with neighbours or family sometimes can be rough and emotive. You may not have time to gamble and prove them wrong without proper documents that show clearly where the boundaries exist. Hence, when such arguments erupt, call your title re-establishment surveyor to indicate the true locations of your title. In essence, no legal entity will be willing to listen to you without proper documents from a land surveyor.

When in Need of Advice to Develop Your Land

At a small fee, your land surveyor can often provide you with information on zones, council and legal requirements, site and servicing constraints, overlays, etc.
